Our clients were retired and were moving from Manchester to Devon.  They had exchanged on their purchase, having paid a 10% deposit. Their sale was supposed to go through the same day as their purchase, providing them with sufficient funds to complete. Unfortunately, their buyers delayed the purchase during the week of completion.  This would have meant our clients losing their deposit and their dream property, since they were unable to obtain a mortgage on the purchase unless the sale had been completed.

We were approached on the Tuesday of that week to provide a high-speed bridging finance facility. We instructed our solicitor immediately and arranged for all the documentation to be e-mailed to speed up the process. We agreed to take a second charge over the property being sold and a first charge over the property they were buying and the transaction was completed by the Friday.
