Purchase vacant property for a large-scale development project
Bridging Finance Limited provided a £1.1 million facility to Citu Property Development, allowing them to purchase a substantial disused property in Beeston, Leeds, for development into a
stunning complex of 1, 2 and 3 bedroom apartments. The site is called ‘Greenhouse’ and is on the outskirts of Leeds City centre.
The scheme is unusual in that it encompasses a number of
environmental factors, such as the building being heated and cooled via ground-source heat pumps. This will allow the building to be self-sufficient in terms of its energy provision, with 16 Wind Turbines mounted on the roof to provide electricity and the building being fully rendered with an acrylic compound and secondary glazing to all the windows to prevent energy expulsion.
Additionally, the development will include a gymnasium, deli, bar/café and bicycle parking. The residential accommodation is to be arranged around a central courtyard area providing a ‘Zen’ garden and external barbeque area. To the fifth floor elevations there will be a further communal area with an open terrace.
The Managing Director of Citu, Chris Thompson, commented:
“We were introduced to Bridging Finance Limited through
Alexander Associates and I was impressed with their flexible short term funding solutions. Their professionalism and smooth processes were exactly what we were looking for to fund this exciting project. I very much enjoyed working with the team at Bridging Finance Limited and hope to work with them again in the future.”
